Homeowners Insurance
Begin checking for best rate, they do vary. Once a decision is made, have an agent call me if they need additional information. You probably need to purchase it as soon as possible, prior to closing. The effective date of the policy should be the date of closing.
Cashier’s check or money order
You will receive the correct amount needed within 24 hours of closing. Check may be made payable to yourself and then endorsed over at closing. Prior arrangements with a bank to determine their requirements can ease issuance of the check.
Driver’s license
A picture I.D. will be needed for identification purposes.
As soon as you can determine your time preference for closing (morning or afternoon), please call and advise me. I will then try, if possible, to accommodate you.
Things to Remember...
- Remember to have utilities turned on. If they are on presently, the meter can be read and prevent interruption in service with a call in advance.
- In city limits, garbage is paid on utility bill. In county, garbage is on tax bill.
- If home is served with a well, generally a water test is required by the mortgage company. This fee could range between $40.00 and $150.00.
- If home is served with a septic tank, you may wish to have system checked, including the drain field. Occasionally the mortgage company will require one.
If you decide to lock in a rate with your mortgage company, be sure to have it reduced to in writing. The rate agreed upon, number of points, days offered for lock and date locked. If you do lock, remember we need to close within that time frame. It’s important that you try to furnish the mortgage company with all pertinent information ASAP. If the closing is delayed and lock has expired, the prevailing rate will probably apply.
I will remind you as we go along to meet time lines agreed upon in the contract. This refers to making additional deposits, making application for loan and inspections.
